COMMERCIAL CONSTRUCTION ESTIMATOR The ideal candidate should be able to work with a great deal of independence, using their problem solving skills to successfully manage the completion of a variety of fast paced construction estimating projects. The Estimator has the responsibility to coordinate and manage the design/build and bid/build construction process from the conceptual development stage through final construction, making sure that the project is completed within budget guidelines. KEY RESPONSIBILITIES: Review all incoming correspondence for required action and ensure that timely action is taken including preparing response. Maintain logs, including inspection/test, change status, claims, submittals, receivables, etc. Complete and process reports and notices (e.g., bi-monthly status reports). Keep track of Certificates of Compliance, Warranties and Guarantees. Efficient estimator and ability to assemble proposals relevant to commercial construction as a general contractor. Review of submittals with R.E. and advise office assistants to inform reviewers of priority and critical submittals. Ensure adherence to contract requirements. Demonstrate the ability to interpret architectural and engineering drawings with accuracy and translate design information into applied methods and materials in the field for successful completion of the project. Provide input for preliminary design scope, including constructability reviews and preliminary budgets. Ensure accuracy in the estimating of all assigned construction projects. Manage the Budget and monitor resources used throughout the completion of the project cycle. Provide the necessary assistance to the project staff in sourcing and acquisition of materials, staffing, and subcontracting necessary to complete the project on time and on budget. Provide for the ongoing oversight and administration of the project construction phase, coordinating, communicating and reporting to ensure the successful completion of the project according to the timeline. Anticipate problems in advance and problem solve in a timely manner to keep the project moving forward. 5+ years' experience- preferably on variety of commercial type projects Preferably have on site construction experience Duties: Direct contract procurement and costing Conduct a range of estimating duties from conceptual takeoff estimating to full fixed price bid/build type estimating.  Familiarity with operations and maintenance pricing is a plus. Continuously contact potential subcontractors and vendors regarding pricing and schedules. Continuously search for new project potential.
