ESSENTIAL JOB FUNCTIONS • Manage the activities of the assigned Surveillance Group.• Determine staffing needs and manage the hiring process accordingly.• Interview, hire and train analysts.• Complete performance appraisals (DHP’s) as required/requested, and recommend salary increases.• Review and revise policies and procedures as needed.• Manage the process of collecting, analyzing, and performing risk analysis for the assigned portfolios.• Manage contacts with Rating Agency and Investors and ensure that responses to inquiries exceed expectations.• Manage work output to insure that all regulatory, investor guidelines, internal and external benchmarks and internal policies and procedures are met.• Determine and establish goals to meet company objectives. • Interact/communicate with other Supervisors/Managers to ensure consistency in work flow and processes between departments.• Manage sub-servicers as it relates to surveillance functions to ensure that contractual obligations and investor requirements are met.• Manage investor website approvals.• Manage ordering and processing third party property inspections.• Manage vendors relating to inspections (includes negotiating prices).• Approve annual budgets for cash managed loans.• Review Intercreditor Agreements and make business decisions accordingly.• Review loan servicing contracts as needed.MARGINAL OR PERIPHERAL FUNCTIONSAssist department head with special projects, as assigned.PREFERRED SKILLS• Background in real estate servicing or transactions, accounting/auditing, or commercial loan underwriting.• Knowledge of CMBS investor reporting.• Efficient in the use of word processing, spreadsheet, and email software, such as Microsoft Word, Excel and Outlook.REQUIRED QUALIFICATIONS• Four-year college degree and/or two years commercial real estate servicing experience.• Excellent verbal and written communication skills, as well as a high degree of analytical skills.• Overall knowledge of commercial underwriting.• Knowledge of operating statement review and interpretation.EQUIPMENT USED Personal Computer Standard office equipment (phone, fax, copier, calculator)TRAINING REQUIRED Ongoing KeyBank training.
