   The person occupying the position of Architectural Designer shall direct the design/planning/plan production activities at Graham Builders, Inc., including marketing activities.              The incumbent will be responsible to oversee the daily routine of designing/planning new home   Produce innovative designs for custom homes, pre-designed models, and renovations (residential and commercial).         Conduct field operations to inspect, measure, document and photograph home sites and existing improvements.        Conduct preliminary code checks to verify zoning and code-compliance of proposed projects and determine building restrictions and requirements.      Review DCC&R’s (Declaration of Covenants, Conditions and Restrictions) to determine design criteria and building requirements prior to starting conceptual design.        Collaborate with Design Manager, V.P. Operations, and Estimator to determine project feasibility based on program requirements prior to starting on design development work.        Assess and report (to Design Manager) need for boundary staking, topographic surveys, soils reports and make recommendations.         Develop ideal site designs/plans (position, location, finish floor elevations) for proposed structures that take into consideration drainage, wind direction, privacy, ease of ingress/egress, cost reduction, landscaping, and overall design aesthetic.         Adapt proposed structures to site with the goal of minimizing mass excavation and the need for retaining walls.        Design proposed structures to maximize structural integrity.  Learn to effectively use Simpson Strong-Tie handbook to correctly specify required connectors for each specific design condition.        Develop structural foundation and framing plans.    Design proposed structures to minimize exposure to termites and water penetration.   Develop material specifications for projects based on site specific requirements, homeowner selections, and desired material performance characteristics as they apply to specific projects.    Conduct all conceptual design, design development, and finish selection phases.    Prepare electrical plans including lighting design.   Master kitchen and bath design and keep abreast of new materials, fixtures, design concepts, etc. for kitchen and baths.   Keep abreast of new product specs and performance characteristics.    Provide necessary details to assist estimator in obtaining accurate pricing.            Construction Drawings:       Prepare complete building plans for homeowners, bonding, lender (appraisal), permit, and construction sets.       Prepare site plans, grading plans, architectural and structural sheets, electrical plans, interior elevations, window & door schedules, etc.       Review plans to ensure correct dimensioning of planned structures.      Review work and clarify details with the intent of communicating design intent.       Work with project managers to incorporate mark-ups and other comments that originate from construction department.       Maintain checklist of errors & omissions on plans that are brought up by Construction Department Monitor Design Costs & Schedules, and Project Cost Estimates:  Create labor hour estimates and schedules for each project.  Break down labor by design hours, meeting hours, production hours, revisions & rework hours.    Input estimates in Design Labor Cost Tracking Report.              Make projections for completion dates and work with Architectural Design Manager to establish overall project start dates.   Work with Architectural Design Manager, Estimator and V.P. Operations to assess how designs relate to construction costs.  Evaluate designs from a cost-benefit ratio to determine how designs might be altered to meet budget.  Arrange periodic meetings with Estimator so you are clear on the cost impacts of their designs.   Do value engineering work as necessary.
